North Devon Manufacturing Facility
Ravenslade were appointed in 2018 to provide Contract Administration and Quantity Surveying Services on a rolling programme of internal refurbishment projects at the main manufacturing campus in Barnstaple.
Project 1 – Off Site Offices
This was an enabling project to facilitate expansion and planned refurbishment works.
Our client acquired the lease on an adjacent industrial building with a view to expanding the existing office capacity.
• Phase 1 (Completed June 2019) created 96 desk spaces over two floors. The works included the provision of a new mezzanine floor within the existing warehouse to accommodate ground floor offices whilst creating the structure for phase 2 expansion. The existing office space was reconfigured and fully refurbished to provide a new and vibrant office environment. The new office provision included separate meeting rooms and breakout spaces created using glazed partitioning systems.
• Phase two (Completed July 2020) included the fit out of the newly installed mezzanine to create a further 30 desk spaces. A new first floor plant room was created above the plant room installed in phase 1, facilitating the provision of additional air handling plant. Existing toilets were reconfigured and refurbished as part of the works and the link to the existing building was created

Project 2 – Specialist Research Area Refurbishment
The second project is a refurbishment project set within a live high technology manufacturing environment.
Detailed decant plans were prepared to show the phased approach for movement of personnel and equipment into vacated areas.
The additional space was created by the vacation of offices following completion of the new offsite facility and using temporary buildings on the campus.
The proposed works comprise the replacement of workbenches, sinks and fume cupboards along with associated fume extract and fresh air intake systems all controlled via BMS. New electrical services throughout including Dali controlled lighting systems and replacement of the existing finishes.
The works were completed in 14 weeks.
